TMV servicing

TMV servicing and fail safe testing

Thermostatic mixing valves protect people from scalding. They also hold water at a temperature legionella likes. Both are reasons to service them properly.

What a TMV service includes

  • A temperature check at the outlet.
  • A fail safe test to prove the valve shuts off if the cold supply fails.
  • Cleaning of strainers and checks on the non return valves.
  • Descaling where needed.
  • Resetting the valve to the right temperature.
  • A record for each valve in your logbook.

Why TMVs need attention

A TMV blends hot and cold water to a safe temperature. That stops scalding. It also means the water after the valve sits at a temperature where legionella can grow. Pipe runs after a TMV should be kept as short as possible.

A valve that is not serviced can drift or fail. In a care home or school that puts people at real risk.

How often

At least once a year. Your manufacturer's instructions and your risk assessment may ask for more. Healthcare sites follow their own detailed guidance.

TMV2 and TMV3

TMV2 valves are used in most buildings. TMV3 valves meet the stricter standard for healthcare. We service both.

Questions

Common questions

Do we need TMVs?

Where vulnerable people could be scalded the answer is usually yes. That includes care homes and schools and healthcare. Your risk assessment will say.

Can our own staff service TMVs?

Only if they are trained and competent to do it. A fail safe test needs the right method and the right equipment.

How long does a service take?

Each valve takes a short time once we are on site. We plan visits so the water stays on for as much of the day as possible.
