Legionella risk assessment

Legionella risk assessment for commercial buildings

A full survey of your hot and cold water system. You get a risk assessment to L8 and HSG274 and a written scheme of control your team can actually follow.

What the assessment covers

  • A survey of the water system from the incoming main to every outlet.
  • A schematic drawing so anyone can see how the system is laid out.
  • Stored water and calorifiers. Also TMVs and showers.
  • Dead legs and little used outlets where water sits still.
  • Temperature readings at sentinel outlets on the day.
  • Who could be at risk and how vulnerable they are.

What you get

You get the risk assessment and a written scheme of control. The scheme names the responsible person. It sets out each check and how often it happens. It says who does each task.

You also get an action list in priority order. Each action says why it matters. You are free to use any competent contractor for the work.

Who needs one

Any employer or person in control of premises with a water system must assess the legionella risk. That covers offices and shops. It also covers hotels and care homes and every other kind of workplace.

The risk rises with stored water and showers. It rises again with TMVs and with vulnerable people such as the elderly or unwell. Those sites need a professional assessment.

When you may not need us

A small site with mains cold water and instantaneous hot water is a simple system. HSE says a competent person on site can often assess it. If that describes your building we will say so.

Cooling towers and spa pools

These have their own legal regimes and much stricter controls. Talk to us before you book so we can confirm the right approach.

Questions

Common questions

How long does a legionella risk assessment take?

Most single sites take a few hours on site. Large or complex buildings can take longer. We confirm timings with your quote.

Who should be the responsible person?

Someone with the authority and knowledge to make sure the scheme is followed. It is often a facilities or site manager. We can train them.

How often does the assessment need reviewing?

There is no fixed legal interval. Review it when the system or the use of the building changes. Review it if your checks show the controls are failing.

Do I have to use you for the remedial work?

No. The action list is yours. Use any competent contractor or your own engineers.
